If I list for 1.5%, will my house sell for less?

Buyers don’t see your listing fee. They see the house, the photos, the price. You still get MLS, photos, showings, and a broker on the offers.

Who pays the buyer's agent after NAR?

Listing fee is 1.5%. Buyer’s-agent fee is a separate line, in writing, before you sign. You’re not stuck in a 3% + 3% stack because “that’s how it’s done.”

What's the $3,000 minimum?

1.5% of a cheaper home can land under $3,000. Photos, MLS, showings, and negotiation still cost the same. The floor is so a lower-priced home still gets the full listing.
